Ballasted EPDM roofs are a staple on commercial roofs in Minnesota; especially on the large industrial buildings. Ballasted roofs offer the lowest re-roofing cost since we can in most cases utilize the existing insulation, and the existing rock ballast in lieu of filling up landfills with existing materials. Over the existing insulation we add a new layer of insulation to build to the new Minnesota State Code R-value of 30, install the new EPDM membrane over the top of the new insulation and re-broadcast the rock back in place. New perimeter sheet metal flashings can be installed to spruce up the building if desired. We did this same scope of work on Stein Industries in 2019 on their 98,300SF building in Brooklyn Park which carries a Firestone 20 year warranty on all labor and materials.
